Residential Property Demolition: Needs, Requirements and Types

What is Demolition?

Demolition is the tearing down of buildings in totality without taking the raw material into consideration. The act or the process of wrecking or destroying an existing building structure for whatever reasons is termed as demolition, which is often confused with deconstruction which is essentially taking apart a building carefully so as to preserve valuable elements for future use.

Why There is a Need to Demolish?

  1. Some buildings are victims to demolitions as either something new is to be constructed over it or the land is used for some other reason.

  2. Look at the sky lines of all the major cities in the world, at some point of time they all had 1 or 2 story buildings which were built with love and care. But with the rise in population and the need for more housing it became a tough but obvious decision for the city administrations to demolish them to create space for new skyscrapers.

  3. Land is fixed and it cannot be multiplied but what can multiply is the number of people that can be accommodated in the same place. An area which housed one family can end up housing 70 if the owners of the land choose to do so.

  4. Another reason is to create something better, that is, unless you demolish an existing structure you cannot build a new and better structure in its place.

  5. With time the building structures grow old, deteriorate and become unsafe. They have to be torn down so that a new usable structure can be raised in its place.

  6. Building or constructions that do not have the required permits are demolished as they are built illegally.

What Permissions to Get Before Demolishing a Building?

Before beginning the demolition process, one needs to take permission from various civic authorities and from the neighbors as well, as they might also get disturbed.

After the permissions one needs to get a No Objection Certificate (NOC) from the utility services and submit the same to the local government bodies.

Different Types of Demolitions for Different Types of Buildings:Methods of Demolition:

  1. By hand

  2. By a Ball

  3. By pusher arm

  4. By wire Rope Pulling

  5. By explosion or implosion

  6. There are other methods of demolition which are used for specific purposes like underwater structures.

What Are the Various Ways to Demolish a House?Decide on the Type of Demolition:

  1. Mechanical: Most commonly used mechanical demolition is just tearing down the house with the help of excavators and machine

  2. Demolition by hand: Manually stripping and deconstructing the house piece by piece which can help recycle or reuse more than 70% of building materials, such as lumbers, beams, doors, windows and more. Things You Need to Be Careful About Before and During Demolition

  3. Performing asbestos abatement and removing other hazardous or regulated materials before demolition.

  4. Obtaining of necessary permits and submitting the same to the concerned authorities before starting the demolition.

  5. Disconnecting utilities of your house and informing and sensitizing your neighbors about the commencement of the demolition process

  6. The development of site-specific safety and work plans by the professionals and always listen to the professionals during the whole process.

  7. Do not try to do it yourself and do not try to use the structure even partially while work is being done on it.

  8. Rodent baiting should be done before starting the project and be prepared to spend during the whole process.

The skyline was always beautiful even when it was filled with trees but for creating something new and beautiful the old one needs to go. The need for living and working space has been the key reason for the constant change and therefore there is a need for Demolition and reconstruction.
